Review Strata Minutes, up to 2 years, as well as these: 

  • depreciation report, if in place. Otherwise, an engineering report.

  • A written maintenance program or plan.

  • A Healthy contingency fund.

  • Upcoming large expenditures. Special Levies.

  • A well-maintained and managed building.


Other recommended follow-ups (New Construction): 

  • If possible, investigating the background of the developer(s) and/or builders of the building.

  • Consult with municipality and other professionals regarding building location and performance.

  • Investigate the warranty program (if applicable) and the limits and responsibilities of the homeowner.
